Hyderabad: Come 2025, builders in city will witness revolutionary changes in the sanction of building permissions in the Greater Hyderabad Municipal Corporation limits, with the use of emerging technology to evaluate their building plans in less than a minute.
Chief Minister A. Revanth Reddy is likely to launch the app that would eventually replace the existing TG-bPASS, meant to fast-track building permissions, during the celebrations to mark one year of the Congress government in power. The new facility, which will operate with artificial intelligence (AI) and virtual reality (VR) tools, is expected to make the sanction process quick and transparent.
The AI feature would help the builders know quickly whether their building plan with detailed design/drawings is in compliance with norms. “It now takes at least a month to 45 days to check compliance,” said Apurv Chauhan, GHMC zonal commissioner, who is involved in preparing the software.
Builders face further delay in making changes as per the laws and re-submitting their plans currently; the new software eliminates the delay on this account.
Another path-breaking feature is the use of virtual reality which helps the officials to ‘walk through’ the plan. “The ultimate goal is to provide the walk-through to customers before the construction of the project has started,” Chauhan pointed out.
The facility will have a real-time dashboard that tracks the files, the time taken to process them at each level of official machinery and pendency, besides listing the reasons for the pendency. There will be several backend features that would streamline the revenue collection by the urban local bodies, disbursement of funds to municipalities and spending patterns.
The new facility will also help reduce the time taken for final approval of the building plans. The present time frame for deemed sanction is 21 days and the same will come down by at least a week because of the advanced features, said a senior official of the Directorate of Town & Country Planning (DTCP).
