Survey for Mamnoor airport land acquisition done, compensation yet to be finalised

The land acquisition survey for the Mamnoor airport expansion project has been successfully completed. The government had issued a preliminary notification on December 5, 2024, to acquire 220.27 acres in Gadipally (173.25 acres) and Nakkalapally (47.02 acres) revenue villages of Khila Warangal mandal. A statutory declaration was also made a few days ago following the survey.

Despite initial concerns over compensation, the survey proceeded smoothly with the cooperation of landowners. Khila Warangal tahsildar Nageshwar Rao played a key role in ensuring the process went ahead without hurdles.

District Collector Satya Sharada Devi stated that landowners in the vicinity were largely open to handing over their land for the project.

Addressing concerns about road connectivity, she assured that the existing 30-foot road would be widened to 60 feet to improve access for nearby villages, including Nakkalapally, Nalakunta, Gadipally and Gunturpally.

Presently, the Airports Authority of India (AAI) holds 696.14 acres of land for the existing aerodrome. However, additional infrastructure requirements, such as new runways and terminals, necessitate an extra 280 acres. Apart from the 220.27 acres of private land under acquisition, the government is exploring options to secure the remaining land by denotifying a tank and utilising available government land.

Regarding compensation, negotiations are under way, and officials estimate that the final compensation may be fixed between ₹80 lakh and ₹1.20 crore per acre.

Official data suggests the base value of agricultural lands in Nakkalapally and Gadipally is ₹6 lakh per acre, while the average registered sale price stands at ₹35 lakh per acre. Factoring in solatium and Additional Market Value, the estimated land value reaches approximately ₹80 lakh per acre. Initially, villagers demanded ₹4 crore per acre, but subsequent discussions have brought the figure down to ₹1.20 crore per acre, an official said.
