Hyderabad: A flat buyer has filed a complaint with the Telangana Real Estate Regulatory Authority (TGRERA) against Shanthi Constructions for a residential project in Miyapur, accusing the developer of incomplete construction, unsafe conditions, and violations of building regulations.
The complainant, who purchased a flat in Shanthi Trikuta Residency, stated that basic facilities such as lifts and municipal water supply were not ready when she moved in, even though the builder had already obtained an occupancy certificate.
She also raised concerns about how the builder had received the certificate when, according to her, construction work was still ongoing.
The complainant further pointed out that partitions had been built in the parking area and that a children’s play area was located dangerously close to high-voltage transformers — both of which, she said, were not part of the approved plan and posed safety risks.
In his response, the builder denied all allegations. He claimed that the project complied with all regulations, and the occupancy certificate was valid.
During the case, RERA found discrepancies in the issuance of the occupancy certificate and raised concerns about the project’s compliance with the approved plans. The authority has now directed the builder to rectify the violations, which include removing unauthorised structures and completing all promised amenities.
