AI-powered property registration in Hyderabad by mid-April


Hyderabad:The state government is set to introduce an Artificial Intelligence (AI)-powered property registration system in Hyderabad by mid-April. This initiative aims to enhance transparency and curb corruption in sub-registrar offices.

As part of the pilot phase, the AI-driven system will be launched at the Champapet and Saroornagar sub-registrar offices before April 15. Following a successful trial, the initiative will be gradually expanded across the state. The new system promises to reduce the time taken for property registrations from nearly one hour now to just 10 to 15 minutes.

According to official sources, revenue minister Ponguleti Srinivas Reddy submitted a proposal to Chief Minister A. Revanth Reddy on Thursday, seeking an approval to commence the pilot project. The project is expected to be launched soon after receiving the Chief Minister’s approval.

One of the unique aspects of the AI-based registration system is its ability to assign buyers and sellers to a sub-registrar office of its choice upon booking an online slot. For the first time, buyers and sellers will have access to an online slot-booking facility for non-agricultural property registrations, extending the service beyond the existing Dharani portal, which currently caters only to agricultural properties.

A major challenge in the existing registration system is the prevalence of irregularities and corruption. Many buyers and sellers face difficulties due to arbitrary rejections of registrations, often leading to bribery. With the AI-driven system, sub-registrar staff will not have prior information about applicants, thereby preventing selective processing of registrations. The system will randomly allocate sub-registrar offices, minimising undue influence and malpractices.

Additionally, the AI system will display all slot bookings at the headquarters in Hyderabad, allowing senior officials to monitor registrations closely. If a registration is rejected, staff members must provide valid reasons, which the AI system will verify. Any unwarranted rejections will trigger alerts, bringing erring officials under scrutiny.

The AI will also track and manage footfall at sub-registrar offices, directing buyers and sellers to offices with lower congestion on a given day. This will ensure a smoother and more efficient registration process. Furthermore, the system will prevent double registrations and block transactions related to properties located in buffer zones, Full Tank Levels (FTLs) of lakes, tanks, and nalas by identifying such survey numbers and restricting their registration.

The online slot booking system will provide greater convenience, allowing buyers, sellers, and witnesses to schedule appointments as per their preferred date and time, eliminating long queues. Officials believe this initiative will improve efficiency, reduce the role of middlemen, and streamline the overall registration process.

By implementing this AI-powered system, the state government aims to enhance transparency, reduce delays, and ensure a hassle-free property registration experience for citizens. The structured slot-booking mechanism is expected to alleviate the heavy rush at registration offices, making the entire process more systematic and accessible for people.
