HYDRAA dismantles illegal hostel, car shed in Jubilee Hills, reclaims park area worth over Rs 200 crore


Hyderabad: In a decisive action against encroachment, the HYDRAA on Friday cleared illegal structures on Road No. 41 in Jubilee Hills, reclaiming a blocked 30-foot road and stormwater drain that provided access to a two-acre public park.

“The two acres of parkland/nala land worth more than Rs 200 crore have been reclaimed by dismantling the illegal hostel and the car repair shed on Wednesday. The operation freed up the previously blocked access route to a two-acre park that had remained unused due to the encroachments. GHMC has now announced plans to develop and open the park for public use,” said HYDRAA commissioner AV Ranganath.

Residential extended illegally to occupy public road and drain

The demolitions were carried out following orders from the Telangana High Court, which found the constructions unauthorised and unsanctioned. The encroachments were reportedly carried out by a tenant who had taken a 1,000-square-yard residential property on lease.

Although the original house occupied just 200 square yards, the tenant illegally extended construction into the adjacent public road and drain. These encroachments included a commercial hostel and a vehicle repair shed, neither of which had the consent of the property owner.

Encroachment of 907 sq yards brought earnings of Rs 10 lakh per month

Authorities estimate that the tenant had encroached on approximately 907 square yards and was earning nearly Rs 10 lakh per month through illicit rentals. HYDRAA initiated the clearance after receiving multiple complaints from residents and representatives of the Jubilee Hills Cooperative Society.

Ranganath personally inspected the site and confirmed the encroachments. Official notices were served, but the tenant approached the High Court (WP No. 10831 of 2025) seeking a stay on the demolition.

The court, however, took a stern view of the matter, questioning how any construction could be justified on a public road and over a stormwater drain. With no valid permissions in place and the property owner raising no objections, the court gave the green light for demolition.

Jubilee Hills, known for its congested traffic and lack of open spaces, stands to benefit significantly from the park’s restoration. Locals expressed satisfaction over the action, calling it a long-overdue correction that would improve the liveability of the area.

This case also highlights a troubling pattern of tenants exploiting rented properties to carry out illegal constructions and commercial activities. With the High Court’s backing, HYDRAA’s intervention serves as a strong warning against land misuse in Hyderabad’s premium zones.
