Hyderabad sees dip in property sales in April-Telangana Today


Hyderabad’s residential property market saw a 12% YoY dip in April 2025 registrations, yet premium home demand remained strong, with Rs. 1 crore-plus units contributing 51% of value. Rangareddy led registrations, reflecting resilience in the high-end segment.

Hyderabad: Hyderabad’s residential property market experienced a dip in April 2025, with a 12 percent year-on-year (YoY) decrease in residential property registrations and a 4 percent dip in the value of registered properties, according to the monthly Knight-Frank India report on Monday.

Despite this moderation, the cumulative value of homes registered in the month remained above Rs 4,000 crore, the report said, adding that while the overall registrations saw a decline, the demand for premium homes, particularly those priced above Rs one crore continues to show stability.


Registrations for homes in this segment grew by 2 percent YoY, accounting for 20 percent of total registrations in April 2025, up from 17 percent last year, the report said. Trends indicate that there is a preference for high-end homes in Medchal-Malkajgiri, Rangareddy, and Sangareddy districts.

The Rs One crore category, despite being the smallest by volume at 20 percent, contributed a significant 51 percent to the total value of registrations in April 2025. The cumulative value of homes in this segment increased by 14 percent YoY compared to April 2024.

The majority of registered properties in Hyderabad were concentrated in the 1,000 to 2,000 square feet (sq ft) range, making up 67 percent of all registrations. Units larger than 2,000 sq ft also saw an increase, accounting for 18 percent of total registrations, up from 15 percent in April 2024.

District-wise, Rangareddy led in property registrations with a 48 percent share, followed by Medchal-Malkajgiri at 36 percent while Hyderabad district contributed the remaining 15 percent of total registrations.

Shishir Baijal, CMD, Knight Frank India, stated that while there was a marginal decline in monthly sales volume, the sustained demand

for premium homes demonstrates the market’s underlying strength.
