Hyderabad: The Telangana Real Estate Regulatory Authority (TG RERA) imposed a penalty of Rs 6,17,749 against a real estate agent, Jakkepalli Sri Lakshmi, a resident of Mamillagudem, Khammam, for non-registration. The authority stated that the real estate agent violated Sections 9(1) and 10(a) under Section 62 of the RERA Act, 2016.
TG RERA Chairman and the other two members issued orders on July 8 and directed the real estate firm, Aaditri Housing Private Limited, Jubilee Hills (respondent), to complete the construction of the project ‘Aaditri’s Empire’, including Flat No. A-104, within the sanctioned timeline.
“The real estate firm has to register the flat in favour of the complainant, Venkata Naga Sai Gupta Chegu, a bank manager and the owner of Flat No. 304, Srinilayam, Nehru Nagar, Khammam, upon the release of the mortgage, under Section 17 of the RE(R&D) Act,” TG RERA Chairman N Satyanarayana said in the orders.
The complainant paid Rs 50 lakh to the real estate firm through approved agents and received an agreement of sale deed on September 14 for Flat No. A-104 on the 1st floor of ‘Aaditri’s Empire’.
The complainant approached TG RERA and stated that he was cheated by the agents for not registering the two flats bought at ‘Aaditri’s Empire’ in Khammam in his name. Thus, the agent violated the RERA Act 2016, according to the complainant.
After careful examination of the pleadings, documents placed on record, and oral and written submissions by the respondents and the complainant, the TG RERA Chairman issued orders to impose a penalty against the authorised agent of the real estate firm.
