RERA Dismisses Landowner’s Plea
Hyderabad: The Telangana Real Estate Regulatory Authority (RERA) has dismissed a complaint filed by landowner Ch. Niyanthi Reddy against builders Speed Projects and Legend Estates over a villa project in Kokapet, citing a lack of valid legal representation. However, RERA has ordered a separate probe into possible violations of real estate norms by the developers.
Niyanthi Reddy, who is currently in Germany, filed the complaint through her father, alleging that the builders began construction, sold villas, encroached on open spaces and failed to obtain approvals—all without her permission. She also sought cancellation of the project’s RERA registration.
The builders argued that the project received approvals before the implementation of the RERA Act in 2016 and that the landowner had filed similar cases in other courts. RERA dismissed the complaint as the complainant failed to produce a valid Power of Attorney authorising her father to act on her behalf.
However, the authority noted that the project was not registered with RERA, which is a violation. It directed its officials to initiate an independent inquiry and take necessary action. The landowner has been advised to file a fresh complaint with proper documentation.
