TDA urges dynamic FSI & infra in new master plan

Hyderabad: The Telangana Developers Association (TDA) has urged the state govt to implement a dynamic floor space index (FSI) rather than a uniform unlimited FSI, in order to decongest existing areas and allow for the development of new ones.The TDA suggested that FSI should be restricted in already developed areas while being maintained in newly developed areas such as Future City and the regions between the Outer Ring Road (ORR) and the Regional Ring Road (RRR). It also recommended that transport and road plans be designed according to the carrying capacity of specific areas, including Future City, the emerging zones between ORR and RRR, and special areas such as the productivity corridor and industrial zones. These capacities should be estimated before planning the road network.In a representation to chief minister A Revanth Reddy and the municipal administration secretary on Saturday, TDA president GV Rao and secretary Mothe Srinivas Goud said the state govt has initiated the preparation of a new master plan for Telangana Rising 2047, which requires the inclusion of certain key components.“The state govt should take previous master plan experiences into account when preparing the new one. In Cyberabad, experience clearly showed that roads were under-planned due to the unexpected business flows brought by the IT sector,” GV Rao said. He added that radial roads now need to be extended from the ORR to the RRR, and perpendicular and arterial roads should be planned based on these radial routes.Rao also emphasised the need to determine the population density per square kilometre and plan infrastructure and mass transport accordingly. The TDA suggested that the govt consider declaring govt and adjoining private lands between the ORR and RRR as industrial zones, along with the 360 km RRR productivity corridor.The association further opined that marketplaces be designated every 5 to 10 km, so that they are not located on main roads. Stating that environmental sustainability should form the backbone of new plan, TDA stressed that the protection of water bodies, promotion of green belts, and balanced population density would help transform Hyderabad into a world-class, liveable megacity.
